>> Who is responsible for the park?

The HOA has no direct responsibility or control of any park.  Please direct all questions or concerns to the Harris County M.U.D. #373 via their website: http://mud373.org


>>Who is responsible for the boat ramp?

The HOA is directly responsible for our boat ramp.  Part of our annual fees go to maintaining this wonderful amenity.  Please do your part to keep the boat ramp beautiful by not leaving trash and locking the ramp gate when you leave.


>> When is the pool open?

The pool is only open during the summer.  It opens weekends in May.  From roughly Memorial Day to Labor Day, the pool is open Tuesday through Sunday.  Pool hours are 10 am to 8 pm.


>> What are our mailbox guidelines?

According to the HOA covenants, all mailboxes must be uniform.  Uniformity of mailboxes improves the appearance of the neighborhood.  Be sure that your mailbox is painted (black) periodically to cover any chips in the paint.  As of 7/7/17, Perfection Wholesale can replace a mailbox for approximately $121.00 + tax. This includes the $75 installation fee, but excludes replacing the post or other hardware.  You may self-install for approximately $40 + tax.  For post replacement and hardware, call Perfection Wholesale for a quotation.


>> Who maintains the neighborhood fences?

The Seabrook Island HOA maintains only Common Area items.  Relative to fence repair and maintenance, the Covenants identify only perimeter walls as fences classified as Common Area.  These are the wood fences at the boundary between Lakepointe Forest and Seabrook Island.  All other wood fences are the Homeowners' responsibility.  Note that the HOA Board maintains the stucco columns on Lakeside Dr. and has decided, for purposes of color uniformity, to provide the "Mesa Brown" paint to Homeowners for the wood portions of the Lakeside Dr. fences.  However, the Lakeside Dr. fences reside within Homeowner property lines in a similar manner to those between adjacent neighbors.  As such, the repair and maintenance of the wood portions of the Lakeside Dr. fences remain Homeowner responsibility.


>> What color do fences need to be painted?

The Homeowners who have the painted corner fences are responsible for maintaining these fences.  The paint is Padre Brown House and Fence SC-105 at Home Depot .


>> Do I need to file paperwork for modifying my property or fences?

Always .... to be safe.  All home improvements or exterior modifications must be submitted to the Architectural Review Committee prior to the item or project commencing.  The Home Improvement Application will be reviewed to ensure compliance with deed restrictions.  See the Home Improvement section.

>> Who can operate golf carts?

Parents, please remember that children CANNOT legally drive golf carts.  According to the Seabrook Police Department - any person that does not have a driver's license cannot operate a golf cart on a public roadway/highway.

The distance around the perimeter of Island Park is 1/3 of a mile.  For you math majors out there, three (3) times around is one mile.

Residents are to return their vehicles and trailers to their homes after launching a watercraft. Please do your part to keep the boat ramp beautiful by leaving no trash and locking the ramp when you leave.

The pool is only open during the summer. It opens on the weekends in May and then opens Tuesday through Sunday roughly in between Memorial Day and Labor Day. Pool hours are 11 AM to 9 PM. The pool is closed on Monday for maintenance.

Also, please be sure that your mailbox is painted (black) periodically if it becomes chipped.  As of 7/7/17, Perfection Wholesale can replace a mailbox along with 4 numbers for approximately $121.00 plus tax (which includes the $75 installation fee but does not include replacing the post or other hardware) or you can Install yourself approximately $46.00 plus tax. For Post replacement and related hardware call for Perfection Wholesale a quote.

The paint is Mesa Brown by Monarch, currently Pittsburgh Paint. You can contact Pittsburgh Paint at 281-338-1433 regarding the Mesa Brown paint. A cash account has been set up for the owners in Seabrook Island which will enable the owners to purchase paint at a discounted rate.
